Contractor’s Paradise
This 900 sq. ft. Queen Anne Victorian was the definition of a Contractor’s Special. Everything needed repairs, from the faltering foundation to the leaking roof, so it was an easy decision to sell “as-is.” Each room had layers of personal belongings and papers, in some cases 5’ tall, that needed to be sorted before the Estate Sale. Then the heavy lifting started. 1 truckload of metal, and 3 truckloads of miscellaneous belongings later, I launched my maximum exposure campaign, which generated multiple offers and, ultimately, a $1,610,000 sales price. Through negotiations, the buyer picked up an additional $12,075 in Seller’s closing costs.
“Pat Rock was/is absolutely awesome! I received information from him in the mail and did a little research. Met and spoke with him face-to-face. Decided to go with him, in part, because of his experience assisting Estates. He has exceeded expectations. I knew that he was the right person for the job from working with us on the sale of another property. It has been a long arduous task to handle the sale of the property, which includes the removal of old vehicles that have no clear title of record. Pat has been hands-on and remarkable at getting things done and having contacts to help get things done and to keep the process moving along. Additionally, the property sold for a considerable amount above asking, though in very poor condition. I felt perfectly comfortable having Pat as my agent to help navigate the various offers received and decide which was the best to accept. Oh, did I mention that he assisted us in doing all of this while we were on a the East Coast.”
