PROBATE & TRUST ADVISOR SINCE 1989
I guess you are reading this because you are either in the early stages of deciding on a Probate Realtor or you’re just interested in how a cheese head ended up in San Francisco specializing in probate sales. The following is my story abridged.
Raised in a large family with a successful restaurant business, I started doing chores when JFK was President. From an early age I was taught that everyone deserves respect, the customer is always correct, it’s the little hinges that swing the big doors, and giving is the ultimate gift. Half a century later when I’m not hanging with my three daughters, hiking in the Sierras with my lovely bride, gardening, walking the dog, or just hanging out with the neighbors, I am passionately helping others during a difficult period.
Since 1989, I have specialized in probate sales and in the provision of the complete range of services that are helpful to families during probate. I’m a full-service Probate Realtor from start to finish and beyond. I do what it takes to get the property ready for the market. This might mean obtaining bids, facilitating repairs, orchestrating clean outs, delivering donated items, facilitating estate sales, or securing tenant evictions. Often, I serve as the peace maker between family members for a smooth transaction.
Trust me, this is where my strong work ethic and well-rounded experience come to play, as probate sales are not your average real estate transactions. While precision is central to every real estate transaction, the demands of court regulated probate and trust sales are particularly complex. Deadlines are unforgiving and the probate codes must be honored. Most Realtors are not familiar with probate complexities and purchasing a house “AS IS” puts the fear of the Almighty into all first-time buyers. Once all the pre-sale work is completed and the house is finally put on the market, 75% of my time is spent answering other agents’ questions, clearly and simply explaining the probate process to them, and making sure they understand the terms and conditions on the probate purchase agreement that they are often seeing for the first time. I encourage other agents to keep calling until all of their questions and concerns are addressed.
Teaming up with Corcoran Global Living brings several benefits to my clients. Corcoran Global Living is an industry leader with:

Teaming up with me brings you even more benefits. Since 1989 I have been a leading probate realtor who:
Is strategically based in San Francisco and aligned with a trusted and experienced network throughout the greater Bay Area. I have chosen to operate out of Corcoran Global Living’s headquarters in San Francisco because it engages the resources necessary to drive additional buyer traffic to my listings, especially those in the Peninsula. People move back and forth around the Bay Area – your realtor should be connected as well throughout the entire area to expose your listing to the largest pool of buyers possible.
Meets every need. I have a full team of experts at your service: Four real estate agents (two in San Francisco and two in the Peninsula) speaking seven languages, one escrow coordinator, two escrow officers, two FHA loan specialists, access to in-house legal assistance, hard money lenders, and a host of licensed service providers. There is always someone to fill my shoes should I be out of town.
Specializes in maximizing property values on a shoestring budget when the returns outweigh the cost. I was raised with a hammer in one hand and a paintbrush in the other, helping Dad remodel the restaurant and subsequently working in construction as a young man. Since entering real estate in 1989, I have worked with several licensed contractors, painters, handymen, haulers, and gardeners project managing repairs and renovations. Always I secure an initial bid for my client to consider the cost a job might require, and if it’s decided to go forward with the work, I obtain subsequent bids to make sure my clients get the best price possible.
Knows how to communicate. I start by making sure I’m on the same page as your attorney, and cc you on all communications with counsel, email daily presale progress reports, email photo updates weekly during renovations, and forward agent comments, and marketing activity on a weekly basis. Serious offers and negotiating strategies will always be discussed in detail with you and your attorney.
Goes the extra mile to ensure service. I provide project management for renovations, cleaning, hauling, gardening, DMV issues, etc. at no extra charge. photographed to assure that your home stands apart from the competition, providing a detailed spreadsheet and appraisal of the Estates’ personal property when necessary (click here to see a sample report), or securing a “letter of valuation” for tax reporting purposes.
